Grump! My mortgage refinance application was denied.→[More:]It doesn't matter that I've never had a late payment in the 5+ years of the mortgage, you'd think that would count for something. The fact that an independent appraiser thinks that my condo is worth a lot less than it is (we found evidence that he's going too low but he won't budge), means that I can't take advantage of the wonderful new mortgage rates.

And since my property is supposedly only 5% underwater and not 20%+, I can't take advantage of any of the new programs designed to help people underwater.

Aaargh!!
